Information obtained will allow you to estimate precisely not only your financial possibilities (loan amount, term and interest rate), but also an amount of your own funding required for the land purchase and the following house building. At this moment you can confidently decide on an order of evaluation of the land plot, of the value of the future house and, if necessary, of the cost of the apartment.

Then, all the documents prepared with our assistance are submitted to the bank. If the bank decides to provide you with funds that are enough for house building, you can confidently decide on the land plot reservation.

After seeking agreement on the site reservation for a period of credit processing (it is necessary to produce the bank with the reservation agreement) and also obtaining the necessary documents for the real estate valuation and free consultations in the office of our company you will be able to:

  • Take a loan against the pledge of the land and the apartment independently;

After getting the credit solution you must:

  • Conclude the loan agreement and the guarantee agreement (concluded by the guarantor) with the bank.
  • Sign all necessary applications in the land register in front of public (registration of mortgaging the apartment, registration of mortgaging the land).
  • Coordinate all loan documents and the text of the letter of guarantee with the seller.

After registering the property right and banking mortgage on your apartment the bank will pay the remaining part of the purchase price to the company. The customer will get originals or copies of land registers from the credit manager of the bank.

When becoming a full owner of the land and receiving all necessary documents for construction, you can agree on the house project developed by the architect and then obtain a permit to build the house. Average time for considering the typical plan is from 1 month.

At the same time, when you receive the coordinated project, you should revise estimated costs made formerly, receive the plan of the contract for the frame purchase from the manufacturer and also the contract concluded with the building enterprise working on house’s exterior and interior.

Getting the remaining part, that is the price difference in an amount of the apartment mortgaged and the land plot purchased, from the bank, you add your part of the funding (from 0 to 25 % in dependence on the value of your apartment), pay for the foundation and subsequently order production and delivery of the frame of the house.

At this moment you can collaborate with the technical inspection of the bank, evaluate the changes and receive the second payment for the continued construction from the bank. After producing the frame and in dependence on requests of the bank you can spend the remaining part of the loan and complete the construction.

If everything goes successfully, you will have to invest from 10 to 17 % of the price of the house construction and in the near future you will be able to move into your new house.
