The JAUNBULLAS settlement - it is 29 land plots with all utilities laid on and graphic designs of one-family and two-family houses for free building or for construction contract. In case of construction contract, it is possible to get up to 10-20% discount for purchase of land.

All planned utilities have already been laid on – electricity, lighting, gas, roads inside the plot have been asphalted. Utility laying services are paid under separate agreement.


The settlement is located in a zone of low-rise residential territories (DZM). The detailed plan approved in 2004 provides for construction of one-family and two-family houses. The start of individual construction is possible right after purchase of the land plot and approval of the architectural project. All the land plots have a transformation permission allowing investors and buyers to get architectural planning assignment and building permission by themselves.


The general utility service of the JAUNBULLAS settlement (street cleaning, maintenance of water supply system, sewerage, lighting of the territory) will be provided using internal resources without involvement of specialized firms.


The land plots are located on the left side of the highway across the street from DINAZ gas station, 700 meters from the road. Another possible entrance to the settlement is from the highway to the lake Ataru (300 meters). There is one more settlement nearby bordering the land plot on the north side and a big pond behind it. The road inside the settlement is asphalted.


Adazi is the area with developed infrastructure (a hospital, a school, a market) and an excellent highway system. A lot of money was invested into infrastructure of the district, and for many years Adazi has been reasonably considered to be one of the most comfortable suburbs of Riga. Until 2002 the price level of land plots in this region was low, because of relative remoteness from Riga (20 km to the downtown) and heavy traffic on the highway, that even today augurs well for massive private estate development. VIA BALTICA project implementation improved throughput of the highway to Saulkrasti significantly and now it takes just 30-40 minutes to reach the center of Riga.
