PODMALAS – it is a 14.55-hectare land plot with the approved detailed plan and the project documentation. The developed project provides for sale of the land plot with approved division into 95 separate building plots. The property can be sold in parts (phases). At the moment we offer for sale the land plots of the phase No. 3 (9.55 hectares - 54 sites) and phase No. 4 (5 hectares - 41 sites).

The site has the status of residential development, that allows even non-resident investor to get the permission of land purchase and simplifies the procedure.

General development plan

The detailed planning of the land plot is approved. The total number of PODMALAS project land plots is 95, 89 of which have the status of low-rise building (DzM), and 6 have technical status (RT). After approval of the project documentation, certain plots received the addressing, and that allows to register them at once in the land registration book on the names of buyers. The detailed plan of the PODMALAS land plot is the half of a big detailed plan of the huge 250 000 sq. m-settlement. It is possible to purchase the whole project in bulk.

Location

The site is located in a beautiful place, surrounded with wooded areas on the right side of the Alderi-Garkalne road. The main entrance to the settlement is arranged from the side of Alderi-Garkalne highway, besides the project provides for the construction of two more additional access roads. An indisputable benefit of PODMALAS project is an opportunity to drive up to the land plot using the asphalted road from the side of the highway Riga – Tallinn (VIA BALTICA - about 4 kilometers), and also there is an entrance from the neighboring Adazi and Garkalne. It is planned to construct three more settlements with private apartment houses in close proximity to PODMALAS (for more details about the location). The area of Adazi is famous for its amazing pure nature - almost the half of the territory of the Adazi district is covered with coniferous forests, and there are beautiful forest lakes near the site of PODMALAS, the largest of which are: Lielais Baltezers, Mazais Baltezers, Dezers и Lilaste. These lakes provide Riga and the whole region with pure drinking water!

Area

Adazi is the area with developed infrastructure (a hospital, a school, a market) and an excellent highway system. A lot of money was invested into infrastructure of the district, and for many years Adazi has been reasonably considered to be one of the most comfortable suburbs of Riga. Until 2002 the price level of land plots in this region was low, because of relative remoteness from Riga (20 km to the downtown) and heavy traffic on the highway, that even today augurs well for massive private estate development. VIA BALTICA project implementation improved throughput of the highway to Saulkrasti significantly and now it takes just 30-40 minutes to reach the center of Riga.

Concept of the building development

Utility laying was designed in 2008.

The project provides for the centralized utility lines laying in several steps:

  1. stage - construction of dirt roads, fire extinction basins, laying of the sewerage, municipal water supply system and gas.
  2. stage - connection of electricity, lighting and melioration inside the settlement.
  3. stage - asphalt work on roads.
